Lucas Fenwick was born and bred on the Northern Rivers, pursuing a career in the building industry starting as a carpenter's apprentice over 20 years ago. After Lucas completed his apprenticeship, he started his own business in the Byron Shire. This included small carpentry projects, all aspects of house maintenance, landscaping and garden maintenance. In 2018 Lucas completed his Building License whilst undertaking the position of Area Supervisor for Perry Homes.

It was a challenge as, living interstate; we were not able to have a hands-on experience as we usually do. before renovating

Can you do everything?Renovating and building can be overwhelming. From the start until the finish we will strive to help you in all aspects of your project. We can organise the draftsman, the architect, the engineer, as well as applying for all necessary certificates with the council. Once all plans and quotes are approved we will organise all necessary materials and contractors for your project.

Can we make a variation after approval of quote and/or during the construction process?During construction ideas can change and develop and whilst we try to anticipate different options prior to starting, changes are almost certain. Variations are always possible; however they will often create some delays depending on the materials and contractors needed. At the time of new variation, we will always give an estimation of additional costs.

Do you have regular Trades?After many years in the building industry Inline Building have built a reliable and trustworthy team of tradesman in all areas of construction. Our tradespeople have a similar ethos to our own and are all certified in their trade. All our material suppliers supply the highest quality materials, and we ensure all industry standards are met.

Are our renovations/builds covered for insurance?Any renovation or build over $20,000 legally needs home insurance. We discuss at length when signing the building contract your rights as a home owner. The contract itself also has additional information to ensure the home owner is fully aware of what is covered by the insurance. A home insurance certificate is attached with the contract when signed.

Do I have to move out during renovations?Depending on the scale of the renovation, but in most cases no. We can work around you and organise a schedule that will adapt to your lifestyle and family as best as possible. If there is a need to move out during renovation we will try to schedule around a time you might be on holiday or able to stay with family or friends. If you are living at the house while construction is occurring we will discuss a good time to start and finish each day to minimise disturbance to your daily lives.

When can you start?During your first initial discussion with Inline Building & Renovations we will usually inform you of our lead time to start any new possible projects. When quoting we can be more precise once we have established lead times for your materials and contractors needed. Once the contracts are signed, we can schedule your renovation with the above in mind. In the month prior to commencement, we will be in contact numerous times confirming details of your renovation and start time. However, although our starting date is usually kept to, at times it will vary due to unforeseen delays that cannot be prevented prior to your renovation eg. weather or material delays. If these circumstances occurs we will always contact you immediately and keep you updated with a new commencement date.

What should I consider before renovating my house in Australia in 2023?Your budget: Make sure to have a clear budget in mind before starting any renovation work. You don't want to run out of funds halfway through the project. The extent of the renovation: Determine how much you want to renovate and whether it includes structural changes or not. These will affect time, permits and overall costs. Building codes and permits: Ensure you have all relevant permissions and permits from your local council related to zoning ordinances, building codes, planning permissions and construction permits before commencing any work. Professional assistance: Consider the type of renovation; cosmetic or major; and hire a qualified builder or tradesperson who has appropriate licenses to undertake the work. Time frame: Carry out extensive research on how long the renovation will take and plan accordingly. Don't rush through the project and factor in unexpected delays that may arise.

How long do renovations generally take?The length of the renovation project depends on the size and scope of your project. Simple projects such as retiling a bathroom could take a few days to a week. Extensive projects like adding an addition or gutting and rebuilding a home can take months or even years. A qualified builder can provide an estimated turnaround time but allow for more time than originally projected for any unforeseeable events that might arise.

Can renovations increase the value of my property?Living in your home while major renovations take place is entirely possible, but expect it to be disruptive. Plan ahead to set up temporary living quarters and have realistic expectations as renovation work can be messy and stressful. For renovations that include structural changes, it's best to move out of your home momentarily to give the builder more room to work and keep your family safe.

Can I DIY a renovation?Small cosmetic renovations such as painting walls, laying flooring or installing light fixtures can be doable, but more significant works such as structural modifications, electrical installations and plumbing work, should always be left to professionals. It is important to have qualified professionals undertake the process to satisfy the legal requirements, which include adhering to building codes and obtaining relevant permits.
